Mission includes urban neighbourhoods, rural properties, lakeside areas, hillside roads, and buildings connected to different drainage conditions. The property itself—not the neighbourhood name—determines the source, affected materials, safety needs, and restoration scope.
The City of Mission says most urban areas use enclosed storm sewer, while many rural areas use open channels such as roadside ditches, creeks, and small rivers. Its storm system carries exterior water from roofs, foundation drains, driveways, and lawns; sanitary sewers carry wastewater from plumbing fixtures. That distinction helps frame questions about outside drainage and inside plumbing, but it does not diagnose a water path in a specific building.
For a basement-wall, floor, or door-sill backup, the City identifies private-property possibilities including plugged foundation drains, more downspout water than drains can handle, frozen ground, and blocked surface flow. It recommends investigating the private-property side and seeking a licensed plumber before concluding that the municipal system is responsible.

State whether the source is active or controlled; whether water came from plumbing, drainage, roof, appliance, groundwater, or an unknown location; which rooms and levels are affected; and when the issue was discovered. Mention standing water, wet electrical equipment, sewage, chemicals, visible mould, soft materials, or sagging surfaces so the first conversation can put safety and the correct trade first.
Photos can help explain visible conditions, but they do not replace an on-site moisture, safety, or structural assessment. Avoid disturbing suspect hazardous material or re-energizing water-affected equipment. Technical Safety BC says affected electrical and gas equipment should be assessed before use.
